Housing Action Resource Trust (HART), is a California 501 (c) (3)
non-profit housing development corporation and is located in the City of
Rancho Cucamonga. The specific purpose of HART is to work with local
jurisdictions and communities to develop and provide, in one physical
location, all of the services and training that customers need to shop
for, purchase, rehabilitate, insure, maintain and manage a home. This

ACCESS for 2001/2002 has been improved, with a 6%-sized Second Loan and increased income limits for
existing ACCESS-eligible counties. ACCESS 2001 has been enhanced to include the following expanded Loan Parameters:
- ACCESS 2001 FHA County Income limits have been
substantially raised, especially in low-cost counties
- New counties added in California and Nevada
- Loans for which the Loan applicants have no FICO score or a
FICO score of 600 or less will no longer be subject to extended
indemnification to First Nationwide.
- A refinancing of an existing ACCESS Loan is now available.
- Loans involving non-occupant co-signors are now eligible.

CHFA or ‘CHAFA" as it is sometimes known, is operated by the
California Housing Finance Authority. It is designed to provide up to 100%
of home loan financing to prospective eligible first-time homebuyers. It
generally consists of a standard 97% EHA - CHFA fixed-rate 30-year
mortgage and a 3% CHFA down payment assistance second mortgage, which is
also called a "sleeping" or "silent" second. The
second mortgage is offered for 30 years at 3% simple interest. All
payments are deferred on this second mortgage until one of the following
happens: the CHAFA first mortgage becomes due and payable; the first
mortgage is paid in full or refinanced; or, the property is sold.

Nehemiah will gift up to 3% of the final sales price to a qualified
Nehemiah buyer for down payment and closing costs. Nehemiah is a private
California non-profit housing corporation. Nehemiah is not a government
program. The Nehemiah Program gifts money to qualified buyers to
purchase Nehemiah properties throughout the United States. Nehemiah will
gift up to 3% of the final sales price to a qualified Nehemiah buyer for
down payment and closing costs. Before a Nehemiah transaction is
scheduled to record, Nehemiah delivers the participating buyer’s 3%
gift money taken from a pre-existing pool of funds and delivers it to
the closing company. The seller makes a contribution only after the
successful close. Nehemiah is using its own money from a pre-existing
trust fund.

USDA Rural Development's Guaranteed Rural Housing (GRH)
Program is designed to meet the needs of rural home buyers who have the
necessary income and credit history required to qualify for a conventional
mortgage, but not the down payment. The GRH program encourages lenders to
provide financing to qualifying home buyers by reducing the amount of risk
involved for the lender.

is designed to provide financial assistance to low and moderate income
families for home purchases. Assistance is in the form of a

A Mortgage Credit Certificate (MCC) or MAPP as it is sometimes
known, entitles qualified first time buyers to a federal income tax
credit on a percentage of the interest paid on the primary mortgage.
this tax credit allows the buyer to qualify more easily for a loan by
increasing the effective income of the buyer. The Riverside County MCC
Program provides for a fifteen percent (15%) rate which can be applied
to the interest on the mortgage loan.

The Homeownership Assistance Program (HAP) for San Bernardino
County provides financial assistance to eligible household for the
purchase of a home. Home funds may be used for GAP financing, down
payment and/or closing costs. The assistance is in the form of a deferred
loan (Silent Second) and will be secured by a second trust deed.
